Information we collect

We may collect the following categories of information:

• Property addresses, map locations, analysis inputs, and saved report data.
• Historical account and billing records from the former account-based service, where retained.
• Device, browser, IP address, referral, page-view, interaction, and diagnostic information.
• Messages and contact details you send when requesting support.

How we use information

We use information to provide and secure the service, create property analyses, respond to support requests, improve performance, understand site usage, prevent fraud, comply with law, and display or measure advertising.

Cookies, analytics, and advertising

Surroundings and its service providers may use cookies, local storage, pixels, and similar technologies for browser-saved reports, preferences, security, analytics, and advertising. New property reports are stored in IndexedDB on your browser and are not synced to a server-side report database.

We use Vercel Analytics to understand site traffic. We also use Google AdSense. Google and its partners may use cookies or device identifiers to serve and measure ads based on visits to this and other sites. You can manage personalized Google advertising through Google Ads Settings and learn about additional industry opt-out choices at YourAdChoices. Where required, we ask for consent before using advertising technologies and provide a way to revisit that choice.

Service providers and disclosures

We disclose information as needed to providers that help operate the service, including hosting, mapping, geospatial processing, analytics, and advertising providers. The current analysis workflow uses Vercel, Mapbox, Railway, and Google. Addresses and coordinates still need to be sent to providers to calculate an analysis. Neon, Clerk, and Stripe are no longer used for new analyses or accounts; historical records may remain with them until separately retired. We may also disclose information when required by law, to protect rights and safety, or as part of a merger, financing, acquisition, or sale of assets.

We do not sell personal information for money.

Data retention and security

New saved reports remain in this browser on this device, subject to browser storage limits and eviction. Clearing site data, using private browsing, or changing devices can remove or hide reports. Use the report copy or download controls to keep your own copy. The clear-browser-reports control removes the report history from this browser; it does not delete provider logs or historical cloud records.

We retain information for as long as reasonably necessary to provide the service, meet legal and accounting obligations, resolve disputes, and enforce agreements. We use reasonable safeguards, but no internet service can guarantee complete security.

Your choices and rights

Depending on where you live, you may have rights to request access, correction, deletion, or a copy of personal information, and to object to or restrict certain processing. You may also withdraw consent where processing relies on consent. We may need to verify your identity before completing a request.

Children

Surroundings is intended for adults and is not directed to children under 13. We do not knowingly collect personal information from children under 13.
